I SAW A POSITIVE STORY ON THE FRONT OF BANKRATE.COM's WEBSITE!!!!!!! YES A POSITIVE ONE!!!!! AND YES IT WAS ABOUT REAL ESTATE!!!!!  CAN YOU BELIEVE IT???

I had to read it twice....but my previous blog - Is it turning? or do we just hope it is? has also received many positive comments from other industry professionals that have noticed the same thing!!

THE BOTTOM IS COMING.......and when it turns it may trend upward quicker than expected.  Those that get in early will stand to make the most.  The article on bankrate stated that new home sales are actually up from last month, albeit slightly, even though median prices declined.  The gist of the post was that demand will likely ramp up sales and assist the rebound and likely the "doom and gloom" will likely be over late in 2008.  Why so late?

Still more mortgage resets coming in the next few months and it will likely take 2-3 mos. for the inventory to be normalized after the foreclosures. 

I've also noticed many other positive blogs recently and encourage everyone to do their part in assisting the consumers understanding of the situation.  The more educated the consumers the more likely the news will follow suit.  POSITIVE!!

Right on Ryan!  It is rare to find a positive real estate article these days.  The agents here on AR are ahead of the curve more often than not.  Here's to a great 2008!

Fantastic post!  It had to happen some time, though I beleive the recovery may be a bit more drawn out as continued waves crash up against it.  That concern aside, even a slow improvement is welcome, just so long as it gets here.

Peter - I agree with you....we do have a ways to go....those that see this as the beginning of the bottom will stand to gain more than those that wait until they KNOW it's over.

Arina - If you believe it and begin blogging, eventually the media will catch on.....things are changing, look at your stats in your area.

Hey Ryan!  We all have to work so hard to fight it!  New construction units sold up in October 2007 from September 2007 for Las Vegas, when they traditionally decline month to month until January.  I wrote about this yesterday :)

Rental prices are rising because there is a desperate need for housing for incoming residents AND people who are unable to buy.  New builds for people who can qualify are proving to be a better alternative to renting as the disparity between renting and buying is almost wiped out or more than wiped out.

I think the foreclosure crisis will be haunting the city of sin past late 2008 as most investors (or should I say speculators or "day traders") are letting their "investments" go back to the bank.  The beautiful thing is we have enough interested REAL investors that are looking at and purchasing bundled investments from builders and banks.
