Keith - I wish this was a written blog and you could post it on Jeffrey Taylor's Mr Landlord website.  NEWBIE DIY landlords or would-be landlords KNOW that this is important in their selection process and don't know how to calculate it.

VERY FEW real estate agents know this process OR how to get or ask for the information from the seller's agent.

@Wallace S. Gibson  Yeah, it's unfortunate more folks out there don't know about NOI or how to calculate the Cap Rate. I've run into a lot of so-called "investors" (and I use that term loosely) who aren't even familiar with those terms. How can they be "investors" if they don't know how to calculate the crucial formulas needed to properly analyze a property's investment potential? Oh, well...at least a few of us know how to anyway. :-) Thanks for your comments!
