Have you ever walked into a “mephitic” home?

Don’t know about you but I sure have.  Actually I’ve done it enough I don’t want to do it again but I know I will.  To do this just brings back bad memories.  There was one time I opened the door and never went inside because of this.  So I guess by now you want to know the meaning so here goes (me fit’ ik) bad-smelling; poisonous; noxious.  Now think and tell me how many times you have encountered this.  What say you?

I love the word choice!  I think most of have walked into a mephitic home.  I am lucky to onl yhave done this once in my almost 10 year career.  it was in a less than desirable area in N. Las Vegas that was filled with the aroma of canabis.

Here is a bit of advice. This lesson was learned by me the hardway. If you go into a home that has no power, especially a foreclosure that looks  to have been abandoned (other stuff lying around), do not open the refrigerator. You could create a mephitic home.

It's a love/hate thing.  Hate the process, but with the right client it's a great deal as most people turn and run.  And Nick is soooo right!  Never open the fridge!  There are life forms we don't want to meet lurking within.  Congrats on your contracts!

Sure have... door was left open, the house was a mess... it was an interior BPO order... then I  had to explain to the bank that there were no comps available for a property in that kind of condition... Thanks, now I have a word for this!

Most defintiely,  Mostly smoke, some so heavy it seems like you can still see the cloud in the house. Defintiely mold/mildew and urine.  One so bad it felt like I was whacked in the face when the door was opened.  I almost didn't want to get back in my car.

Okay, I admit it... I read the post to find out what mephitic means. Thanks for the lesson. We always advise clients to open a lot of windows to air out a place before showing, use candles or fresh flowers or maybe even bake something. Smell is a huge first impression.

Absolutely, too many times.  If the home stinks we are out of there in seconds!~  Then the listing agent argues that there is no smell?  REALLY?

I've walked into plenty of homes, in which mephitic was not the first word that came to mind, to describe the "smell".

Occupational hazard, I think.  Bank owned with mold.  Pet odors.  The mold really gets to me though.  When I see or smell it, I wish I had a gas mask to wear.

I confess I had to read your blog to learn the meaning of "mephitic".  Great technique!

I once walked into a foul-smelling home and quickly learned that a number of birds had entered through the chimney and expired in the living room.  Awful!  But at times it seems that a home's occupants have no sense of smell and cat odors mixed with a one inch layer of dust that covers the piles of magazines and crocheted doilies are merely environmental comforts.

Was out previewing homes with my duaghter one day.  Ran into one home so horribly mephitic that we both had headaches an hour later.  When I called to tell this to the listing agent she argued with me and told me there was no smell.  Somehow it is still for sale two years later.  

Scary!
