NH Real Estate Market 2012

I have written over the past several days about how there is a "feeling in the air," and excitement about activity in the NH housing market.  I have written about how our phones are ringing and property inquiries are brisk, agents are writing offers, negotiating deals and properties are going under agreement, all at the traditionally slowest time of year in real estate.

I want to go on record as saying, the last thing we want to do is create a false hype or unrealistic expectation about this downturn.  This has been a tough ride for NH real estate sellers and for all of us in the business.

NH real estate marketWhile some other NH Realtors are expecting "more of the same" in 2012.  (Guess what, if you expect more of the same, that is exactly what you are going to get), we choose not to accept the status quo. 

We could do an in depth analysis is the whys and the whens, what the election of 2012 will bring, foreclosures, shadow inventory and jobs, all of this does point to a longer recovery in real estate.

But I can't get over the feeling that there IS a shift taking place.  I have said that people are sick and tired of being sick and tired and soon will start stepping out and spending and buying homes.  The ones that can of course.

Well look at what has been happening with Christmas shoppers and has anyone tried to get into the good local restaurant lately? 

Sure doesn't look like it did a couple of years ago.

So here's my plan for 2012.  I approach it with a reasonable and positive attitude.  You get what you expect and I expect 2012 will be better than 2011...which by the way was great for us, our sales surged by over 20% and that doesn't take into account our new office sales.

Hi Rene,

Happy to hear that the market is good in NH!  We have the same excitement in the Florida Keys.  The inventory is down, the buyers are up and 45% of the sales are in CASH.  The world is not going to end after all!

Good morning, Rene....I think you're right about feeling a shift in the market....no one's standing in line with numbers to buy homes, but they are calling and looking and purchasing at a slow but steady pace....

Good Morning Rene, This is very well said. I have seen the same signs here in NH. Unemployment is down, inventory is down and sales are up. The economy in general is up as I too have noticed that Stores are busy as well as restaurants. This means people are spending money. Even a short year ago restaurants were empty and cash registers sat quiet. We have made the turn here in NH.  We have stabilized and will soon be on the way up, some home prices have already seen an oncrease in some areas. While some Real Estate Offices struggle others are prospering. I have to agree that my sales were up and it was the busiest year since 2005. Good things will continue to come to NH and those who have adapted and offer the best service will outshine the Corporate Real Estate Mills short on service and heavy on hype.

I am with you Rene with the Reasonable and positive attitude.  The one fact is the interest level, which already increased the number of sales in 2011 and feel positive will continue in 2012.

Perfect attitude Rene! I always have said that if real estate is being sold...then it CAN be sold and we just need to cut ourselves a bigger piece of the existing pie.
