Here in New Hampshire the unemployment rate fell again in November by 0.1% down to 4.9% or to 5.2% when seasonally adjusted. This is much lower than the national average. The news was great for NH residents who weathered the recession better than most of the country. The housing market continues to show strong signs of growth as sales have remained up from 2010 and inventory is down form 2010 and down from earlier in this year.
A lot of markets have stabilized with prices actually increasing. Owner occupied buyers have been looking for homes that are in near move in condition. They are willing to pay more than the houses in need of rehab. The trend is the deals for owner occupied home shave been homes that need paint and carpets. Thise in need of major work are staying on the market a lot longer.
Investors continue to lead the market with their cash purchases. Homes in need of major work were still declining earlier in the year as no bank would finance them if they needed too much work. With the lack of inventory prices have stabilized slightly. The decrease in inventory of Bank Owned homes is due to the stoppage in foreclosures this summer as the banks cleaned up the robo signing mess with deeds. Now that the mess is clear and new procedures in place, foreclosures have slowly made an increase.
In 2012 look for foreclosures to increase on vacant or abandoned homes. The banks are looking to clear this segment up quickly as they were overlooked for the last 2 years. The downfall is a lot of short sales on vacant homes will be denied as banks look to foreclsoe and protect their assets. The key is for owner occupants to stay in their house until the short sale is approved.
