The Virtual Agent arrives on the scene

With the price of gasoline climbing to or surpassing the $3.00 per gallon mark, the days of more of the virtual real estate agent are approaching. What I mean by that is the face to face time with agents will now be more focused than ever before not only to enhance productivity on everyone's part, but to minimize cost. Virtual workers are already seen throughout corporate America with some several day a week telecommuters or remote workers working from home.

There is no doubt real estate agents have to get out and meet people in their industry, meet clients face-to-face and show houses. But technology is getting better and better all the time. After some initial face to face meetings REALTORs can do much leg work from home, broker offices or their car via land lines or cell phone, fax, email, and over the web in the form of web previews or videos. Websites themselves with virtual tours, photos, and videos are already saving the buyers a ton of time before they contact an agent.

Another area making agents more productive when virtual is unifying all their communication to one device through a management menu. These tools are already out there. Email, voice mail, fax, browser, photo libraries, contracts, conatct manager, etc. can all reside on one device and all your phone numbers can be pushed to one phone number.

It's not that REALTORs can't take the time to have a meeting at a Starbucks with a client, or take that title company educational class across town at their office. They may just have to work smarter with today's economic condtions of a tighter housing market and rising energy costs. Clients will understand and the agents that use technology that is at hand in a smart way will be better able to take control of their bottom line.

You're right, Gary - time management is the name of the game, even if the cost of gas weren't going so high.

After 9-11 many companies thought flying would never be safe again and started thinking of virtual meetings.  Although the technology has improved, more business people are flying than ever before.  Don't you think we will adjust to the higher gas prices and life will go on?

I think the higher gas prices are taking their toll on everyone's monthly budget. The people I talk to everyday are planning out their trips to the grocery store, the hair stylist, etc. to minimize the trips. Also, the planes may be full but there are less flights and less airlines. Talk to any of the road warriors on the planes today and they say it is such a hassle with security and delays, compared with ten years ago. Most business people DON'T want to travel by air these days. If we will adjust (by accepting) higher gas prices, I don't know. That remains to be seen.

Gary, I think technology is a LOVE/HATE realationship but I love it more than I hate it.  I just hate the learning curve but I LOVE the results!!

Marchel, technology would feel a lot more comfortable for must of us if it were a lot more simpler. It's getting better over time in some areas, but then new technology is added to it that again isn't simple.

Gary.  I totally agree gas prices are taking a toll on everyone and I agree air travel is not what is used to be.  The only point is that we will adjust.  Adjustments may be more 'virtual/video tours' of properties, simplifying the technology, etc.  Our market is evolving, gas prices may just be another catalyst.

Gary I believe working smarter not harder is the best way to approach business, and I feel the new tools today allow us to do that.  However, I never like to do a complete disconnect from my clients.  If face time is what they need, then face time is what they get.  I understand your point and its very valid, but all the technology in the world cannot replace the personal relationships we build with our clients.

I completely agree with everyone that face time and building relationships with our clients is most important. It's another element that makes the business "local." With regard to gas prices maybe we'll all switch to hybrid SUVs until electric cars come out some day that have more range. I view technology as tools to help us with the relationship but a handshake and a smile need to be in person to get the full effect.

AMEN to this post!  I have been preaching this for the past year to the newer as well as the veteran agents at my office.  I have embraced this new technology and let me tell you there are A LOT who do not.  They think that they will be able to compete for new clients the old fashioned way and some simply refuse to learn something new.  I took the other approach and in the past month have already gotten 4 new clients (3 buyers and 1 listing) in the past month alone!  These clients came to me directly from the internet and the best part about it is that I have not had to pay for any marketing to get them as my website is FREE and so is AR!  To those agents not learning this new technology, you better step up to the plate or you won't be in this business very long!
