Eileen, this is great information for buyers interested in your real estate market. In our City, you buy a condo/loft or townhome, the BUYER is responsible for repairs. It is good to know what is expected in a City before purchasing!

Very interesting and very different questions than I get here in Steamboat Springs, CO. I know of other places where real estate attornies write the contracts; that's such a departure from how we operate here. Thanks for this list - it's always interesting to read about the buying/selling dynamics in different areas.

I was just down on 5th and 86th getting Mark's stitches out- there were a few parking garages, there always are. The trick is finding one that doesn't charge you $30 for an hour. Ugh.

Hi Pat - Shop around different parking garage will help, especially if you can park not so close to the town central, walk a few Avenues will save you some money.
Michelle, sometimes attorneys can be very savvy and helpful, and sometimes not...!
Joan - If the building does not have a staff team or superintendent, then the home owner is responsible for their own repairs. However, most of the NYC buildings do have a superintendent or handyman to take care of small repairs and handle the garabage.

Hello Jennifer, yes. We refer buyers to these FAQ often, sometimes even before they begin home search.
Gabe, I have no idea why there is no superintendent for your condo market, maybe to keep the cost down? But I would think having someone upkeep the condo community is good for the property value.
Charlie - Thanks for dropping by, we have very different rules than the rest of the world. Many of our buyers would use their previous Real Estate experience when coming to NYC to buy. We try to educate them with new knowledge and set of rules.
Mike, every market has its challenges, I would say our market place is very very competitive and different :-)

Eileen....It is interesting how the offer/selling/buying process differs around the country...here in California there are NO attorneys involved. Great how it is differnet but WORKS!! All the BEST in 2012!

One of the things I like best about ActiveRain is learning about the different ways real estate is sold. In California we do our best to keep attorneys out of our transactions. New York is such a lovely, enchanting city. I need to visit NYC again.
It is not surprising the one of the most fascinating cities in the world has unique rules and customs relative the purchase of real estate. New York City is a special place and owning real estate in New York City is a special privilege.

Manhattan New York is a very unique market place and there are very specific purchase process that we educate and inform our buyers about, especially before they start the home search. Having these questions answered on blog posts are very useful not to mention many buyers find us online this way.
