This is my final report of 2011 for The Ward Park subdivision in Kansas City. Luckily, it offers good news! This subdivision offers a location that is close to 2 busy activity hubs in the city. Located in South Kansas City, the area is within blocks of Waldo & Brookside.

 

Ward Park currently has 16 homes on the market with 12 Active and for Sale, and 4 sales Pending waiting to close.

 

Ward Park is a well maintained subdivision with a current average list price of $224,141, down from 236,784 in my October Report. Over the last 30 days 2 homes have (sold and) closed at an average price of $235,975. They were both 4 Bedroom 2 story homes that stayed on the market an average of 116 days. Most of the current listings are 3 Bedrooms which helps to explain the lower average list price.
