What does the "waiver of deficiency judgement" mean?

Will it mean the seller is not responsible for the remaing amount owed to the bank if any?

I don't know anything about short sales.

Clint, excellent question...yes, the Bank has agreed to document the forgiveness of balance on the mortgage due and 'forgive' it...since this is owner occupied in their situation no income taxes will be due (based upon the accountant) due to being closed before the debt forgiveness act expires in 12/12...thanks.

Michael, I am counting my blessings & the homeowners on all corners here...very surprised...no coal in this B of A stocking...
