By
Education & Training with Study Guide Systems

Traditionally, the winter holidays are a slow time for the real estate industry. People are less interested in buying and selling property. They are more interested in spending quality time with friends and family. This makes the holidays an opportune time for a realtor to focus on other aspects of thier real estate career. To help, we polled our office of real estate experts and real estate license exam educators to come up with the six things a realtor should do during the winter holidays.

Not a bad list! But I gotta pass on #2 over the holidays....  maybe switch it with "Spend 24 hours reading and commenting on AR".

Actually my partner and I have been beating the pavement visiting expireds and FSBO hoping we might convince someone and get a listing.  Plus I am trying to get things more organized in this slow time.

Cynthia - Glad to hear you are working hard.  That is a neccesity.  This list is more to start people thinking and to recognize that it is the slow time of the year.  And I will agree with you Jay & Francy.  AR is a bit addictive. lol

good article.  Something I need to do is work on my website. I have 6 new blank pages added to my successwebsite, so I need to get busy and put some good content to draw in more visitors.

Craig,  I am always happy to banter about new concepts or web ideas that may help your clients find you more efficiently as well as add relevant content to your site.

This is a time that when things are slow we can work on our business instead of in it.  Especially with a team to help.  We just tweaked our relo ppt presentation and will convert it to flash for online exposure.

Just a few marketing ideas to throw out there.

Think about Podcasting. You can do video or audio podcasts to add to your website to draw interest. You can email podcasts, you can market properties with podcasts.  Posting listings on free sites i.e. craigslist, facebook marketplace, postlets, etc...

Working on drip email campaigns.

Market the neighborhoods as well as the home.

Keep you sites up to date and be sure the photos load quickly. Always include as many photos as possible and virtual tours. People want to be able to attend an "open house" via the Internet.

Make your listing copy appealing.  Instead of "a two bedroom log home with pond" try something like This home is located on a peice of paradise, imagine the long summer days relaxing around your own private pond as you watch the wildlife... " you get the idea.  Your discribing someones  dream instead of a peice of property.

Check your sites often to be sure they are behaving properly, one quick way to lose a prospect is to make them wait.

Happy New Year, 2009 is going to be great!
