All the Christmas stuff is gone, the New Year’s Eve hangover is history, the phone starts to ring again.

I took two listings in the week before Christmas and three more are in the near future, so plenty of good work coming my way.

This morning I looked at our MLS for properties in Corvallis, OR and what is new, had a price change and what has expired. Three listings are standing out to me that are on the market for a very long time, same agents, no change, no improvement, just a slow decline in price.

All three of those should have been sold a long time ago, they all have great features, great locations, are decent homes.

But what they all lack is GOOD MARKETING!

One is just about 2 miles from OSU, is now a really good deal, a bit dated but solid. But there is absolute lack of any kind of marketing. I personally have shown that house a lot and have never gotten any request for feedback. So the house just sits there and costs the owner money instead of pushing a sale by getting decent pictures, a virtual tour, placing it on different web pages etc.

The other one has sensational views, beautiful home, a decent price, but: nothing for over a year. With the material the house delivers, I would make a dramatic stage presence. But there are only a few dingy pictures, the lead is boring and does not capture any of those great views. This is programmed to fail.

The third is now on the market for over 2 years, chasing the market down. It should have been priced where it is now 2 years ago and with some pictures that do not bore you to tears like the current ones it should have sold a long time ago.

All three of these properties (and many more) are clogging the market completely unnecessarily. And the reason why they are still there is - the agent! Bad pictures, wrong pricing, being completely disinterested in their own listings, no initiative, no imagination, no intervention no development.

To help unclogging the market we need to do more than in the past. We need to add services, add marketing, set higher standards, increase investment, be more engaged!

Add staging, pro photography, video, inspections, in short all that makes a sale more possible and much smoother!

So get up and do what needs to be done, it will benefit us all!
