Hillsdale New Jersey Home Sales | December 2011' Single Family Homes Sold Report

Hillsdale New Jersey saw Four homes closing in the popular town as the Holiday season winds down and the year comes to a close.  The list to sale price differential hovered around the 90% tile mark.  This indicates that homes prices are beginning to slide downward sharply.  With homes selling at around 90% of their asking price the popularity of this town may be strong but Buyers are waiting for the perfect price for their budget and taking alot longer to consider these factors. 

 

 The price differential is about the same as the previous month.  The 90% range differential along with the average days on the market at 95 indicates that the Pascack Valley area market continues to hold it's own during the economic downturn but homes are still selling within a reasonable amount of time.

With interest rates the lowest they have ever been (hovering at around 4%), we think Buyers can take advantage of some really wonderful opportunities to own their piece of Small Town America in this special town known as the town with a heart!

There are currently 42 Actively Listed homes in the town of Hillsdale with an average List Price of $588,101. When comparing the average sold price of $455,625 to this month's average list price, we must assume that the market is dipping. There are ultimately some fantastic opportunities in this popular town with prices for every budget as Sellers are more open to negotiating, depending upon the motivation to sell.

 Sold Hillsdale Homes for the month of December ranged from a 4 Bedroom Cape Cod for $300,000 to a Three Bedroom Ranch for $550,000.

I love all these pictures. I didn't live in Bergen County, but I did live in Florham Park in Morris County. My first thought of New Jersey was images of Newark...it wasn't until I moved there did I realize there are so many beautiful areas that illustrate why New Jersey is indeed a GARDEN state. i enjoyed the time that I lived there except for the blizzard of '84.
