Maui Condos Market Report - Kihei Bay Surf update
In the past year there have been 10 sales of Kihei Bay Surf studio condos in the Maui MLS, ranging from $97,000 - $132,000.
- average sale price $111,922
- median price $110,500
5 of the 10 recent sales were bank owned properties, and those ones also brought the lowest prices. 2 were short sales. 3 were normal transactions.
The highest priced units were:
- unit 202 for $132,000
- unit 119 for $126,000
- unit 148 for $125,000
The 2 best units were nicely upgraded with tiled floors and granite countertops, nice furnishings. 8 of the 10 closings were with cash buyers.
There are only 5 units on the market right now:
- 2 Active priced at $136,900 and $149,900
- 3 units are pending at list prices of $99,500; $110,900; and $115,000.
- No bank owned units at this time, but 2 of the pending condos are potential short sales.
