One of my clients recently told me that her co-workers wants to purchase a home this year, but he wants to do it on his own he does not want a buyer’s agent.  Of course I asked "why would he want to do that?"  My client said she thinks that her co-worker wants to save money.  I proceeded to explain that purchasing a home without representation of a buyer’s agent to negotiate on his behalf was not going to save him money but could actually cost him money

 

Here are 9 Reasons to use a Buyer's Agent

 

1.     You don’t want to feel pressured into buying a home.

2.     You will have someone looking out for your best interest and someone who has a fiduciary responsibility to you.

3.     You will have someone to educate you on the home buying process.

4.     Buyer's agent can but together market statics about the neighborhood you choose.

5.     A Buyer's agent will negotiate and advocate on your behalf to get the best price and terms

6.     Buyer's agents are paid by the seller and receive their commission at the time of closing.

7.     Buyer's agents will ensure all contract time lines and conditions are met.

8.     A Buyer's agent can provide you with information about the city, county or neighborhood.

9.     A Buyer’s agent can tell you if the property is over priced.

Realtors are trained professionals who are required to take continuing education classes ever year, we know the market and understand  terms used during the home buying process.  Why would you want to tackle the largest purchase you will make by yourself?  It doesn't cost you anything to have someone represent you, would you go to the dentist and try to give yourself a filling?  Call a Realtor and ask about buyer's representation it cost you nothing, but could save you thousands

Statistically, sellers do not reduce the price of their home by the fee they 'save' if they sell their house 'by owner', therefore the buyer really doesn't safe anything, but could possibly dig him/herself into a hole lot of trouble. Happy New Year, Ava.

You and I know that, but getting the buyers to understand it is not an easy chore... and then there are those buyers who want you to pay them!

The unrepresented buyer doesn't save money from comission because if there's no buyer's agent involved, the listing broker gets it all, except in those rare times when the fee is reduced if there's not another broker involved, but that argument does get made to buyer clients by agents who shouldn't be talking to someone else's client in the first place. 

There's some argument, maybe that buyers of FSBOs might possibly save some money if they're sophisticated enough to know the market, are great negotiators, and know how to get through all the hassles that we go through to be sure they get what they want on the best terms.   I had to hear someone brag about the deal they got all by themselves when I really want to tell them how badly they messed up.  

I've been representing buyers since the mid 80s and they need us.
