Whose Fault is it IF You Do NOT Do Well in Real Estate???? comments please!

Wow what an amazing week in College Station, Texas, for me.  We have a strong stable market for which we are blessed.

I've taken 3 new listings over the last week or ten days.  I'm happy about that since this is not the time of the year we usually have that much activity.  But I decided I needed more money so I decided to do something about it. I made a plan and so far it has produced 4 listings plus two more potential ones.

It is amazing if we get creative with our marketing and work harder during slower times, that we will get busier than other realtors who are focusing on the 'bad' market.  It doesn't matter what type of market we have, sellers will always need to sell and buyers will always want to buy.    In all reality, I believe it is each agent's activities, actions, and ATTITUDE that determines their income.  I don't blame my broker or company because I know that in the end, it's all up to what I am doing.

It is soooooooooooo true...it is what you put into your business that will get you results.There are agents who just change companies because they think that will help....it isn't the company..it is the agent.

Mike - great way to summarize success - accountablity and action.  That pretty well separates the successful from the unsuccessful agents.

It's wonderful to see no one so far this morning (within 45 minutes from the time the blog was written) has complained about their brokers.  That shows the early bird DOES get the worm.....ha.   Later we will see what others have to say.  Good day!

I will offer on thought on that. I do agree that it is all about personal motivation, but as an agent who did switch brokers a year ago, I can also say that it can have an effect. I was at an agency -  a good agency - but I just did not fit. Nothing at all wrong with it. I switched - and I am a million times happier.Again - nothing wrong with the other brokerage - just was not a good fit personality wise. My production was good before - it is great now.

I had to meet a buyer's agent at one of my listings because the condo association doesn't allow lockboxes.  The whole time I was there he did nothing but complain about the market and how lousy it was.  Well it wasn't tough to see why he was doing poorly.  In addition to a poor attitude he was dressed in jeans and a polo shirt stained from what ever he had for lunch.

Its my feeling that if you have a positive attitude and act like a professional you will succeed even in a challenging market.

I can't remember who said it first but I have this quote posted over my desk.  "You can make money and you can make excuses, but you can't do both"

Bill C - Great idea.  Making a PLAN whether long or short term really seems to keep us on track.  Glad to see your plans are more pro-active and important. I learned a long time ago, to 'not sweat the small stuff' and eliminate things that are not important or unnecessary.  For example, I gave up housekeeping.....that was a simple choice for me. I couldn't do it all. We all should look into our daily lives and see what small things CAN be cut from our busy lives because we definitely need to have time for God, family, and self.  Thanks for sharing.

It's all in the attitudeSometimes it is not easy to keep a positive attitude when everything seems to falling apart all around you...but this is the time you will learn the most about how to succeed.  When the times get tough, the tougher get stronger...[or something like that...please correct my cliche.]

Kay, I agree.  I had to change my plan mid-stream as single family homes were not moving, so I focused on investors as buyers and multi-family listings.  It has paid off.  Meanwhile I hear many agents moaning about the market while I'm having my best year ever.  Properties are still being bought and sold.  If you aren't doing it, another agent is.

Agents fail due to lack of planning, lack of focus, and lack of accountability.  Most that fail think they fail because of something else, i.e., lack of support, lousy market, etc.

That is true, I do believe many of us are venting about the market and I am guilty myself, but I believe most of us are forging forward and implementing ways to create additional business and staying in contact with past clients. Referrals are a wonderful source of business. It's just been a bit of an adjustment period for some of us.

Kay-I hope you are right.  I have stepped up my marketing in my farm and held several open houses for another agent who had a listing in my farm.  I did that so I could meet people there and they would put two and two together.  I have to admit, I am a little frustrated as I just found out 3 townhomes went up for sale in the last two weeks and I didn't even get a call to do a presentation.  I have been farming in this area for a year and a half.  I'm trying to stay positve but that revelation the other day was a little bit of a set back.  I'm keeping the faith though.

Christi S - Yes I am right. Sometimes it takes a while for a farm area to turn into your area.  Be persistence, patient, and consistent.  Maybe it is time to reevaluate what you are sending out or doing in your farm areas and come up with fresh ideas.  I always go by this:  if it works, do it again; if it doesn't, don't do it.  YOU CAN DO IT....

Rob B - To answer your question - My secrets to getting my listings sold are: 

  • communicate with the sellers as often as you can and at least once a week.
  • prepare an accurate market analysis
  • let your sellers know you will reevaluate the price in two weeks if it has not sold
  • let your sellers know ALL the feedback from other realtors, the good, the bad, and the ugly.
  • put the listing up on as many websites as possible
  • network with realtors in your community to promote your listings
  • mail out postcards in the subdivision
  • keep reminding those in your company to show your listings
  • the main thing: CARE about your SELLERS real estate needs and be sincere.

Kay, how very true and congrats on your success!  As you and others pointed out, we all know those who place blame on everyone except for the person who's most responsible, themselves....I know the right Broker is very important, but I find it interesting when people switch just because they think "the grass is greener", when the real problem is them, not the Broker.

I am a believer to the extent that I teach the Intro Class here in North Texas.  The module that I found the most value in will be 3 and 4. The first 2 I knew a lot of it already. A lot of REALTORS are really more savvy than they realize. This class gives you common sense things to do that will get you more business and a great place to ask questions and get answers from technical people at no charge. Check out the realtown website.
