Doylestown  township, Bucks County, Real estate market report, December  2011

I looked up the mls for real estate activity in Doylestown township in December 2011.

I looked for residential listings sold in December . This does not include homes not listed, commercial  and  multi units . It  is deemed to be correct but subject to errors and omissions.

There were 15 homes that settled in December 2011.

The average original list price was $ 433,807.

The average last list price was $314,683

The average sale price was $ 299,133

Highest sale price was $710,000

The lowest sale price was $76,000

The average days the homes were marketed was 194

The average settled price to original price ratio 83.76 %

The average settled price to last list price ratio is 94.66%

The homes were priced high and sellers had to reduce price as seen from ratios.

Buyers are still buying in Doyelstown if homes are priced right. Sellers should lok at these statistics and price aggressively if they wish to sell quickly .Central Bucks is a wonderful place to live.

When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.

Gita - another excellent market report.  It seems that pricing is the important key in getting a home in the running to earn that "SOLD" sign.  As always, I would suggest that anyone looking to buy or sell homes in Bucks County call Gita Bantwal.
