Man that's a lot of questions. LOL
I know a few of them though.
1. fixed thirty year note.
2. 45% equity.
3. 90% of the previous income.
4. Unknown.
5. Unknown.
6. Upper "eights".
Yes they have a savings account. When they bought the home they did a large down payment.
These are a few answers to the questions for the banker. I do know a lot of these answers because we have talked long and hard about the home getting a refi.

Clint, It is the right thing to do no matter of the outcome. Keep us informed and I hope this gets worked out in a positive way!
Clint, the next best step for your neighbor would be to have them begin working with a licensed NM real estate agent or Realtor as suggested by (#3). The issues are complex as pointed out in (#6) and sadly time is of the essence. It appears from your earlier blog your neighbor does need competent professional advice from a professional who is experienced and successful in short sales. This will be one of the best things you can do for their family today. Why not contact your local board and ask them for a list of agents certified in this area? Give them the information and encourage them to make the call. As (#6) suggested the bank president can only do what is possible.

The home owner is not looking for a "short sale". He needs a "simple refi".
The current rate for the loan as of today is 6.25% fixed. Maybe he can get a refi down to about 4%.
A wait and see game for sure.

He is going to have the mortgage loan manager call my friend and set up a meeting.

As you say Clint you need to make your best effort for this homeowner...I hope he is digesting it well & is able to move on it...good for you to stepping up...we all need to do that in life for others.
Clint you're a big boy and I applaud your warm heart but what happens if your banker friend goes along with your idea and they still default on the loan? I've found out through the years business in business and unless it directly affects me I don't get involved

I have to do what I can for this friend. He has four chidren with three of them in middle and high school.
The fourth child just graduated and is working in the oil field. He helps with payng the utilities. And helping with the payments on the home.

I don't think they will. He wants to refi only the amount owed nothing else. with nearly 50% equity, they are a good risk.
They have a reserve to deal with if it comes to being late or even worse.

Good Morning Clint, I read all of your posts about helping out your friend and couldn't be prouder than if you were a personal family member. We never know if we can make a difference until we try. I really believe these bank people will try harder than they might have because you took the time to put a very personal touch to the whole situation.
Even if they can't help your friend (and I hope they can), you have done a generous thing and enabled them to do so also the next time they find they can make a personal difference. You're a good guy.

The best thing about it is that John had mentioned a "re cast loan".
He was going to meet with his bank yesterday, but I have not heard from him a of yet.
I hope they will do this first before a "refi" with another bank.
I think this will get worked out for the better in the long run.
