Air Conditioning is probably a HOT topic on a day like today.  As an agent, do you know about the 13 SEER (Seasonal Energy Efficiency Ratio) Mandate?  It mandates the minimum efficiency for Air Conditioners, the old minimum was 10 SEER dating back to 1992.  January 2006 the minimum went up to 13.

13 SEER unit costs more than 10 to 12 SEER units. Several components of an AC can be replaced independently of one another, allowing a system to be repaired vs. replaced. But, some incompatibilities between 10 & 13 SEER parts may require additional components or reconfiguration.

When you are buying, recommending or providing Home Warranties, make sure your Home Warranty provider covers the differences and expenses required to service older AC units.

My friend's next door neighbor just bought a seer 20 unit.  It cost him $8,600 but he got a $2,000 rebate from Nevada Power.  Its water cooled and even in the heat out here, the vent air is even COOL!  I'm looking into one myself.  With the cost of power going up out here every year, it will pay for itself.

Thanks..I agree home warranties can be more of a headache than a blessing....throw it out and buy a new one and save the problems with unforeseen expenses....

I've had many clients thank me for the home warranty.  It depends on the company you are dealing with, but make sure they are up-front about the 13 SEER change.  There is one local company which does a song & dance about the costs to home owners.  Supposedly the 10 & 12 SEER parts are no longer manufactured, so the repair costs are going to start escalating.

I would say that is a new topic to which I have never contemplated and I doubt my agents are aware of the ratings. Coming from the Pacific Northwest most homes don't come with or have AC units installed. Your post has me wanting to do more research like the blog below. take care my friend!

You really do learn something or I should say something(s) new everyday on ActiveRain.  Thanks Paul!!!!  Stay cool, stay indoors.  I suddently picked up this week with returning clients.  I love returning clients because it shows how good of a loan officer you were the first time around.  I love first time homebuyers and purchases but I will take any loan these days as the market is cool but the temperature outside is HOT.

This is definitely a hot topic.  This summer has been hotter than ever.  The home warranty company that we use has set price amounts that they will pay for each repair and they took the upgraded air conditioning prices into account when they designed their program.  This was important to me and to our profession because this could creat a riff between us and our clients.
