Waiting for the smoke to clear? Its time to jump in the fire!

It seems like at least 5 times a week I speak to someone that wants to buy a home, but with all the negative press about the housing and mortgage markets, they are waiting for the smoke to clear. They are nervous and scared and don't understand what it all means.

Each time I run into this, I say the same thing! Jump into the Fire my friend!

Right now is one of the best times in history to buy a home! Not only are mortgage rates still near 30 year lows, but there have not been a better selection of homes to buy in a long time! With a soft real estate market, a pre-approved buyer can walk into any home and with the help of the right real estate professional get the home of their dreams for a steal!

Don't believe me? Investors are having a blast right now! They are buying up homes left and right, even when sales are supposed to be slow. Most of these investors don't keep the home to rent out.. they resell for a Profit! And they are not holding them long! If investors are willing to risk the money they put up in hopes for a quick return, that should be a good indicator that now is a great time to buy!

Jump Into the Fire, that is a great song.  I could not agree with you more.  Rates are agreat, still have reasonable underwriting, if you wait you are going miss a great bargain

We have got to get folk to move from their comfort zone and feel the fire.  We as a industry have to do a better job of qualifying folks based on their ability to pay back their loans and not their willingness to pay a commission.

I'm of the opinion that much of what is happening in the market today is a result of the bad job some originators did in a relative good market and that fear factor will only be overcome with the increase in the integrity of the professionals in the business.

I saw way too many loan originators gleefully refi homeowners with no benefit to the borrower. That greed needs to stop or loss of credibility, panic and fear will keep the market stagnated.

Investors are seeing the best market in years. Sellers are willing to negotiate and there is a plethora of home to choose from.

Ed,

That's the best indicator of the market being good for you when investors are coming out to buy. Unless you are a serious residential investor, people should treat their home purchases as lifestyle issues and not trying to time the market.
