Seeing Less "For Sale" Signs?

If you feel like there are a lot for sale less signs in your neighborhood, it's probably that there are indeed less homes for sale in your neighborhood.   In Adams County Colorado, for example, in November 2011 there were 40% less new listings, according to the Denver Metrolist indicators than in November 2010. My take on this is that many home owners who may like to sell, but cannot, due to the fact that they owe considerably more than what their home is presently valued.  Another factor may be that there are less foreclosured properties out there than a year ago.  Where are they and what are the banks doing with them?  Well, many banks are now trying to go the short saleroute rather than let Short Salethe home go into foreclosure. The banks have finally figured out that it is to everyone's advantage to do so.  So the moral to the story??........If you don't have to sell now don't; but if you have equity in your home and you would like to sell now, do it!  In my opinion, the market won't be changing much from what it is presently in the next couple years.

In our "neck of the woods" (MA) things are fairly normal - inventory is low as it usually is in the winter - but I'm seeing a lot of sale pending signs on the homes that were listed over the holidays - good news - And yes there are some distressed properties - either bank owned or short sales - But mainly people are adjusting to the NEW Normal - and moving forward - If it means selling and moving up or downsizing - my gut feel is that they're finally moving forward - I think it may be a busy 2012

I was looking at a particular subdivision the other day.  I noticed that there are currently 4 homes for sale in the subdivision.  There were 6 homes that were on the market at some point during the past year that did not sell, just expired.  I think we'll see alot of homes on the market again in March.

I know of one street in Tallahassee, where 13 would-be Sellers "gave up" in the last year.   The Listings expired or were cancelled.  

     There used to be a lot of For Sale signs on the street; today there is only 1 For Sale sign.
