If you feel like there are a lot for sale less signs in your neighborhood, it's probably that there are indeed less homes for sale in your neighborhood. In Adams County Colorado, for example, in November 2011 there were 40% less new listings, according to the Denver Metrolist indicators than in November 2010. My take on this is that many home owners who may like to sell, but cannot, due to the fact that they owe considerably more than what their home is presently valued. Another factor may be that there are less foreclosured properties out there than a year ago. Where are they and what are the banks doing with them? Well, many banks are now trying to go the short saleroute rather than let the home go into foreclosure. The banks have finally figured out that it is to everyone's advantage to do so. So the moral to the story??........If you don't have to sell now don't; but if you have equity in your home and you would like to sell now, do it! In my opinion, the market won't be changing much from what it is presently in the next couple years.
