 Today I presented a Real Estate seminar at a First Hope Bank in Andover together with Courtney Dugan a mortgage rep for the bank and Wendy Gould a home stager.The bit of information that drew the most attention from me is something that I tell all my listings.MAKE THE AGENT USE THE LOCKBOX.

 Quite often you will find the homeowner waiting by the front door to let you in as soon as you show then your business card. Now I know  homeoners are anxious to get showings in today's market but letting anyone with a business card in your home is just plain dumb. About a year ago a female agent friend of mind received a call for feedback on a listing she had shown. Supposedly she had shown it twicw and left her card both times. Well it turns out this agent has never in her career even shown a home in that town. Someone had used her business cards to gain access to the home twice. This was a very upscale neighborhood and someone had probably cased her home.

  Even after calling the police and filling out a report how safe do you think that homeowner felt? Any Realtor with any ambition at all leaves business cards anywhere that they can. I have no idea how many places I have left business cards, but you have to be a realtor to have a supra-key. Even if someone stole your key it will expire that night if they do not have a charger. And if they lost it hopefully they will have had it deactivated.

  So please make the agent use the lockbox IT MAY JUST SAVE YOUR LIFE.

Hugh, good advice!  It makes good sense to practice this procedure of getting agents to use their lockbox key.  The lockbox key we use is electronic and we can keep track of who and when an agent showed your listings on-line.  I will use this info to remind our agents to promote safety and security.

Hugh, Our electronic lock boxes are for all parties protection. Logging who and when a box was accessed may clear an agent of fault in the event something came up missing or a door was left unlocked or who knows what. I make all agents open the box even if I am just leaving the property. I also advise all sellers to have any "drop by agents" access the box so I can follow up on their showing. Great reminder.

This also applies to the FSBO seller. If you are not going to get with an agent to help you sell, you need to be careful who you let in the door! You could become an easy prey!

Good post. Safety, especially in our profession, is something some do take for granted. Using an E-box does offer more levels of quality control.

Derrick - they are excellent even just to let you know who entered your listings. This way you can also track down ffedback for your customers while also kkeping them safe.

Hugh, very good advice.  When I show homes and there is another agent that shows up at the same time I don't just hand them the key.  I have them open the door also so the electronic record is there for the seller.  You just never know in this day and age and I would rather be safe than sorry.

Marchel, that is especially good advive when I fiest started I just habded another agent a key and I was the one called about leaving all the lights on. I learned my lesson early on.
