The Valencias Real Estate Market Report for December 2011 includes the Active Adult 55+ Communities of Valencia FallsValencia LakesValencia PointeValencia Palms,Valencia ReserveValencia Shores and Valencia Isles. These senior housing, active adult 55+ or baby boomer communities are located in Delray BeachBoynton Beach and Lake Worth, FL.

All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.

In December there were 18 homes sold in the Valencias, 4 more than last month.  There was a mix this month of an increase as well as decrease in the average closed sales in each of the communities. 

  In my opinion, the sales vary by community as well as the particular model home.  For example, they may have sold a 1500 square foot home one month and a 2700 square foot home the following month, thereby accounting for the price differential.  The Valencias remain one of our top luxury active adult communities.  It is my opinion we are still in a price-driven market.

As of December 31, 2011 there were 122 Active listings for sale in the Valencias.   There were 9 Contingent Sales meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 8 Pending Sales waiting to close.

Back when I was a Realtor several decades ago, we had to wait months for such statistics. Now, with statistics so readily available, one thing that I've always wondered about: When you know that the average list to sales price ratio is , say, 95%, do you automatically write a purchase offer for, say, 90%, knowing that the Sellers (and their agent) also have access to statistics and that you'll eventually wind up at 95%?

Russel,  Not necessarily.  Each house stands on its own today, but you need to be in line with the comps.  It varies from month to month and in these particular communities it can vary by model as well.  They have smaller homes with 1500 square feet up to over 3000 square feet.
