The Valencias Real Estate Market Report for December 2011 includes the Active Adult 55+ Communities of Valencia Falls, Valencia Lakes, Valencia Pointe, Valencia Palms,Valencia Reserve, Valencia Shores and Valencia Isles. These senior housing, active adult 55+ or baby boomer communities are located in Delray Beach, Boynton Beach and Lake Worth, FL.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In December there were 18 homes sold in the Valencias, 4 more than last month. There was a mix this month of an increase as well as decrease in the average closed sales in each of the communities.
In my opinion, the sales vary by community as well as the particular model home. For example, they may have sold a 1500 square foot home one month and a 2700 square foot home the following month, thereby accounting for the price differential. The Valencias remain one of our top luxury active adult communities. It is my opinion we are still in a price-driven market.
The Valencias are pet-friendly communities!
