I always spill the beans. I tell what I know. When listing a property, I always ask the owner several key questions that help me help others. Then, I will share via input and feed back and disclose where necessary, but the final decisions and responsibilities rest with the buyer and to their satisfaction. As is... As disclosed means what it says
GRILLING THE SELLER
When I take on a listing, I want to know things right off
- Do you have any roof or plumbing leaks?
- Are all the electrical working?
- Is plumbing in good order
- Hows drainage?
- Does AC work?
- Anything else I should I know?
EVERYTHING OUT IN THE OPEN
Then, I do my inspection. This may lead to more questions. I want everything out in the open. Furthermore, if there are negative responses to any of the above, pricing should off set repairs if seller is not willing to fix and then sell. This is usually the case in short selling or even conventional sales where no money is available.
I DON'T LIKE SURPRISES
When conducting business for large amounts of money, everyone is entitled to fair and honest dealing. Anything less than that will not be tolerated. I don't like getting surprises or giving them either. However, keep in mind the title of the post and the meaning behind it. It is the buyer and their agent that must satisfy themselves when making the final decision to purchase..
