Thank you, Kathleen.  Most of these home are receiving multiple first day/first week offers which is driving the prices up - but at a modest, sustainable rate - not the craziness of 2005!!!  

Malcolm, almost all sectors of the Phoenix/Cave Creek/Scottsdale real estate market are in recovery mode!!!! Part of that is due to a very low inventory of active listings.  And, I'm working with some fellow Ontarions (is that the correct term) next week as they come into town to thaw out!!!

WOW, thanks Roy.  All of that flour would sure make a very stiff dough.  Our recipe for the gingerbread boys we make call for a cup of lard and only 4 and 1/2 cups flour.  I can't wait to try these next season.  THANK YOU SO MUCH!!!!
