Trust is one of the issues every real estate agent has to create in the eyes of their clients. When we meet a client for the first time they are reviewing your methods, information and body language. Getting a "Vibe" or feeling that generates the trust factor.
If you were referred to the potential client they are usually more accepting or trusting of you. This trust is preconceived because they have someone in common with you before meeting you. How many times have we heard that referrals are easier than creating a new client? This is a perfect example of why a referral can help you gain a new client. The cost of developing referrals is less expensive than creating new clients through advertising means as well.
Receiving and Giving Trust in Real Estate isn't a one sided event. If you are a buyers agent, the buyer has a vested interest in your knowledge and commitment to achieving the buyers home buying goals. They decide quickly that your advice is worth trusting or the buyer can just as quickly discount your advice and question your advice if the relationship and trust breaks down.
Home seller agents create trust when they advise clients on housing market conditions. Offer advice to the sellers on sell price strategy, necessary repairs, staging and advertising tactics to maximize buyer exposure for the seller. Sellers also have to believe the sellers agent will protect their personal possessions and property during open houses and showings.
Trust in professionalism and good will between agents when dealing with contracts and time frames are not just implied they are a must for smooth transactions. Inspection companies are asked to do a home inspection of properties and offer condition reports to buyers. Title companies and lawyers depending on your state, handle closings and are granted a level of trust.
Trust is one of those invisible permissions that can be lost with missed communication, at date not met or appointment not kept. "Trust is an intangible that can't be touched but touches us all." People use trust to break trusts and earn trust with actions that were just following their hearts. Real Estate is all about trust yet if it isn't in writing you don't have a contract. Real Estate was founded because of the old saying "buyer beware". Today we have ethics, professionalism and licensing to create trust.
