Alvin, Texas - Median Sales Prices for 2011

Alvin is growing, but there is still acreage to be found in this great City!  There are a wide variety of homes in the area with several new home subdivisions and homes on acreage. 

With Pearland stretching out towards Alvin, it is difficult to tell where Pearland stops and Alvin begins. 

The Median Home Sales Prices for 2011 are:

Alvin is a unique City.  There are homes in a wide range of prices and sizes.  Land prices are reasonable in the Alvin area and this is drawing increased attention to the area.  Many families are attracted to Alvin because of the prices of the the homes.  There is also Alvin Community College in Alvin and this is an added bonus for parents with children who will soon be headed off to College.

Your prices have no rhyme or reason to them. 

Ours has shown consistent growth while constant drop in absorbion and available inventory.

I don't understand yours being so rollor coastered.

Hi Pam! Alvin is so different from the surrounding towns. The wide range of prices available there might explain the "roller coaster" stats Kevin mentioned. BTW, congratulations on getting to the 200,000 point mark! ;)

Pam: Is there a wide variety of housing stock in Alvin which would reflect the disparites in the median price/ June to October was fairly consistent though. Do you think that trend will continue into the new year?

Kevin - Alvin is a very unique City.  There are mobile homes on acreage, new homes, resale homes.  There is something for everyone in Alvin.  Hope that helps you to understand this lovely, small City.  To those of us who work in this City, this is very common because of the wide price range.

Rose - Thank you so much:)  I am really enjoying being active here in the rain.  It is difficult to understand a State and City that you don't live in or near. 

Anne - Alvin does have some great prices on mobile homes on small acreage.  Some months, the new homes many be selling and some months the smaller, older homes may be selling.  Alvin has something for everyone:)

Jennifer - There must have been one month when the smaller homes were selling.  To those of us who know Alvin, this is perfectly normal and expected.  Alvin is such a nice little City and does offer some lower priced homes.
