Update: Staging was the Magic Bullet! This house had been on the market for 217 days before we staged it. It sold a few days ago. 58 days on the market after staging (that includes a 30 day escrow).

We had the opportunity to stage a beautiful Mediterranean style home in Arcadia, CA, this week. The home has been on the market for more than 7 months with no offers, which is unusual in this area, even in this market. The Listing Agent is very energetic, enthusiastic and on top of her game. Apparently, the homeowner was a little ambivalent about selling the house, or at least doing what needed to be done to get the house sold, and there were some accessibility issues for showings.

This week the home owner agreed to have the house staged, and the Listing Agent is excited that he has made this commitment to the selling process. I don't normally do occupieds, but I couldn't resist this one. Most of the rooms were devoid of furniture, and we did use a little bit of the home owner's furniture where appropriate. We purchased all new bedding and towels for the home owner to use and move to his new home. Hopefully, staging this home will be the magic bullet that helps it sell. Here are the end results:

Kathy: The home owners and the Listing Agent were both thrilled. I went back to the house yesterday to check on it before the first open house. I think the homeowner and his mother must have slept on the floor because both of the beds looked completely undisturbed! He wasn't home, so I couldn't ask.

Carole: I usually avoid occupieds. I don't like anyone using my inventory. But in this instance, the home owner agreed to pay me to shop for new sheets, towels & throw pillows. Most of his furniture was not appropriate to the house, but we were able to use a few pieces. Thank you for your kind response.

Michelle - this work is stunning.  One of the things I've been thinking about asking REA to track is the increase (or not) in traffic after photo's are posted of the staged properties.  If I were a gambling woman, I'd bet the traffic is going to skyrocket on this property.

The rugs add alot to this neutral color scheme.  I also really like the pictures on either side of the undraped windows.  Frames the windows without using drapes!

I'm not sure staging is ever the "magic bullet." It looks like a beautiful house and you surely did a great job with the staging. That being said, staging is still only one piece of the marketing plan. Price is also key.

Linda: The price seems in line with other similar homes in the area that have sold, and the Listing Agent is actively marketing the home, through other Realtors and open houses (open houses actually do help sell homes in this area), but the house definitely did not look like it was worth the price before staging. Michelle, I honestly don't know how you manage to work your magic on each and every home you stage.  They all look so beautiful - the owners are lucky to have you help them sell their home.  I think this one will sell pretty quickly now that you have made it so warm and inviting.  The rugs are gorgeous.  Betty

Hi Michelle, It's a shame the REA couldn't convince the owners to use your magic earlier.

I love the family room, especially the how the large art, silk pillows and rug really pull that room together and make you want to linger a bit longer. The bathroom looks great w/ the orchid and light green reindeer moss arrangement, simple and elegant. You did an A-plus job!

Kathleen: While using the homeowner's leather family room seating would not have been my first choice, we used it to save the homeowner some money. There was a lot more of it in the room intially, forming an ad hoc sectional, not very pretty. But I am happy with the outcome. Thanks for your kind response.
