Wanted to tell you a GREAT story - We submitted a house to "Sell This House" on the E station and it was selected for a makever -
It was in Yorktown Heights, NY - a split level - priced at $379,000 - small house but on level property - Good location - off Rt. 202.
It was a 3 day process and expenses had to stay under $500.00 - PAINT being the best thing to do - Money in a Can!!! They took down busy wallpaper and painted neutral colors throughout the house -
They totally decluttered - a potential sellers' number 1 job to do before listing - (Even if you fill garage or get some storage space to remove some furniture, etc) They next went to the living room - removed dark drapery and put a valance type covering - and then picked up the rug and put an ivory area rug -
As far as furniture they simply covered with upholstery covering to blend in with what they were doing - Added some pillows and moved table to center and WOW - what a difference
The dining room was painted and kitchen was literally emptied of anything on counters or table - and flowers were placed on table and counters remained empty and just shining clean
The front yard and side and back had all bikes and trash cans put into garage and just swept up so it looked great when pulling up - NEVER forget curb appeal is a very important factor - First impressions cannot be duplicated or corrected the second time
And then it was complete and we had an open house for the public and from NO offers - we went to two FULL PRICE offers.
And the irony of this story is the sellers loved the transformation so much they decided to stay in Yorktown - We were so happy they were happy and if that meant staying that was fine!!!
