NW Austin TX ~ Canyon Creek ~ December 2011 Statistical Report
The good news continues for Canyon Creek! In December 2011 home sales were up 80% over December 2010!
The average sold price was down only 2.26%. Since the average square footage of home sales was down 12.16% (buyers purchasing smaller homes and new construction in Canyon Creek Villas) it makes sense the average SOLD price/SF was up 15.24%. The average days on market were up 26.76%.
Considering the national and global markets are on a roller coaster ride...it's good to see Austin (especially Canyon Creek) leading the way toward recovery...one sale at a time.
Remember, real estate is local. In our market in Canyon Creek, homes are selling! Expect modest gains for some sellers who take the time to stage their homes correctly and price their homes competitively. There will be a few bargains for buyers. David Weekley Homes gated section in the Villas are selling for a considerably higher price for their energy efficient homes...as they should. This is the driving force in the increase in the sold prices in Canyon Creek. New construction rules!
