Gainesville Market Report - November 07

A good and informative article appeared in our Sunday Edition of  THE GAINESVILLE SUN - Homes & Real Estate Section.  With all the horrible, negative news about Real Estate and the Housing Industry throughout the U.S. it was a sign of good things about our local market here in Gainesville.

The statistics used were compiled from The Florida Assocation of Realtors and  represent data from the "Gainesville Metropolitan Statistical Area of Alachua and Gilchrist Counties. (Gainesville MSA).  

  • Statewide sales were down 38% for the year and the median Price dropped 9% $243,000 to $ 221,200
  • Gainesville MSA sales were down ONLY 21% for the year, and median price down 1%  $206,400 to $205,300

 

Bob Stroh, director of the Shimberg Center for Affordable Housing at the University of Florida provided his research and findings on how Gainesville has fared much better than the rest of our Sunshine State.  Gainesville MSA home prices did NOT see the same "RUN-UP" in home prices as the rest of Florida between 2001 and 2005.

These charts show that the Gainesville MSA Area has survived!!

2007$ 205,300 (Up 66.2 % since 2001

 

Florida Statewide Data:

2001$ 130,100
2002$ 141,400
2003$ 158,900
2004$ 193,400
2005$ 246,100
2006$ 243,300
2007$ 221,200  (Up 70% since 2001

 These are encouraging stats for our area!  It's good to know that mortgage rates are historically low, and the existing inventory of homes for sale make it a good financial atmosphere for buyers.  Lenders have "tightened their standards" for qualifying  buyers, but stong buyers have a great "Market" to Jump into here in Gainesville.

It's great to see the data of the years past together like that so consumers can get a grip on reality!  It's not that bad.  50 steps forward on only a few steps back!
