Robert - Always better to get in front of, not chase the market. Is rare for Seller's to let us do that, but try we all do these days, all the time.

Well said - and ain't it the truth!  I recently had a seller do a drastic price reduction to "beat the market" down, and sure enough that brought a buyer, and probably cost them less than if they had just kept reducing the price in smaller increments..
