There is a bigger need for Contract for Deed Sellers in Minnesota.  There are many potential buyers that at this time cannot secure traditional financing and might take a few years to get financing.  However, these same potential buyers could be perfect for contract for deed financing.

Sellers who own their home free and clear who offer Contract for Deed financing on their home for sale in Minnesota increase the odds of selling their home greatly!  Each week I get a call from someone looking for a contract for deed listing.  Not all buyer qualify for a contract for deed because it is best to find a buyer who has at least 10% down.  

The seller can set their own terms on a contract for deed option.  Be up front with the terms.  How much down will you need? 10%? 20%? $10,000?  What is the interest rate you will require?  5%? 7%?  What other options should you consider?  A balloon payment?  Is there certain other criteria that could disqualify a buyer?

There are not enough properties on the market offering Contract For Deed financing in Isanti, Sherburne, Anoka and Chisago county.  If you have a house to sell, lets look at offering it for sale with Contract For Deed being an option!

Good morning Chuck! Given the current lending climate sellers are going to have to be more willing to try different options. Contract for deeds do tend to also bring a higher value.

By the way, you have just given me a possible idea to get a house under a sales contract with a family who is currently renting until they can get a loan. They have the money and great jobs but just did a short sale. Will check this out to see if it is a possibility.

I love owner financing as it give a great opportunity to not only the seller to make a lot more money, but it gives a buyer a chance to buy a home, who may have great credit, but because things like owning their own business, it may keep them from getting traditional financing.
