I so agree, Cal. If you do it right real estate builds wealth, and contributes to stabilty for people, communities and beyond. "Under all is the land".
All one has to do is look at real estate prices over the long term, just like stocks. If you try to play the market, odds are that you'll be highly disappointed.
Look at the Standard & Poor/Case-Shiller Index, for example. It assigned an index value of 100 to prices in January 2000. Here in San Diego the index value is now something like 155. That means that if you bought a home for $100,000 in January 2000, it's now valued at $155,000. That's not a bad return. Try saving $55,000 on your own in a savings account. You're always tempted to spend it, and eventually do. That's why the fairly illiquid nature of real estate is important to one's financial portfolio.
If you're willing to buy a home to live in, raise a family in, retire in, and perhaps even die in, there's nothing as valuable as real estate.

KW Tattersall, You are right about the land. They do not make anymore of it, do they. Real Estate investment has, as I have stated in my post, changed my life for the better. It is amazing and some people do not want to do it, nor seem to want to learn.

I would have loved to have heard your response to a recent visit from a reporter from our local newspaper who came to do a story about our new firm. She introduced herself and then said "I am a bit of a communist.... I don't really believe in private ownership of homes." Needless to say, we were speechless.
Marnie, interesting story. I would have engaged in some questions and had a genuine conversation. I think understanding the stories behind the comment would be quite illuminating. Why does she believe that? What experiences in her personal life, in the life of her family, in those around her have shaped that view? That would have been a fascinating conversation. I don't believe everyone is meant to be a homeowner. Sometimes when I go into REO and see how the house was lived in... I am broken hearted by the lack of love in the walls. I do however believe most people take pride in their homeownership and treasure it and that your sentiment is spot on for most buyers.
I hear you Tammy. Homeownership takes the right kind of mentality, but I believe everyone can learn that mentality. For those who cannot, then, yes stick to renting, but know it costs you a lot to do that.

I think the real estate agent who owns real estate has a better opportunity to be a great real estate agent. I know there are some agents around here who do well yet don't own their own home, and it makes me wonder.
I see real estate as more than an "investment" it is a lifestyle. Unless one is an "investor" folks are buying for many other reasons.
Jim, I agree that being an investor has made me a better agent. Because I have been an investor, I know much, much more about the mechanical systems of the house. I have replaced or added many heating systems, rewired and replumbed homes and I am more knowledgeable because of this experience.

I echo that emotion. Home ownership is more than owning the property where I live, it's bulding roots, making a nest, knowing that this is Home, sweet home...all of that has a tremendous effect on my psyche. I've been both renter and propert owner, and I must say I love being the latter.
