Just as we need exposure to be found initially and not be a SECRET AGENT, with followup through the years we don't want to be an INVISIBLE AGENT, a forgotten one.

Constant contact through many ways helps, but I recommend AT LEAST a solid twice a month newsletter with your face and name and contact information EMAILED to past clients. Everyone can look in the InBox and find you that way.

You won't get all your past clients back, but with some solid NON-PUSHY focus, you can stay top of mind with most of them.

Great post Gary.  Constant communication is the name of the game with our sphere of influence.  If you sell them a house or sell their home and they never hear from you, they won't likely remember who you are or call you when the next RE need comes along!

Gary - I actually send out 50 e-mail newsletters a year using Constant Contact to 500 subscribers.  My company has pre-written ones to send out, but I like to write my own newsletters about what's happening locally (and sometimes put it in perspective to national events).  I probably get 1 or 2 responses to each newsletter for a CMA or a real estate focused question.  It definitely keeps me top of mind with my SOI.  They can't forget me unless they unsubcribe (a few do, but more sign up, so the list is always growing).

Gary ~  I am always surprised when I see this statistic, but I believe it to be true.  I combine emails and mailings and it is so important; not only for the past client to contact you when purchasing again, but for referring their friends, family and colleagues.

It has always amazed me how much time, money, and effort agents spend on trying to get someone they don't know to do business with them and do practically nothing to keep top of mind awareness with those they already have a relationship with.

Hi Gary! I stay in contact but not necessarily as consistent as I would like. I've been on a marketing strategy roll so I've implemented a monthly planner which includes my email notices, post cards, and phone calls. It will also be a great way to show me at year end what I actually accomplished, or didn't. Have a super Sunday tomorrow.
