Braemar Property Values:  November-December 2011 (Courtyard Series)

Happy New Year to all my Braemar neighbors.  With the last two months of 2011 behind us we can take a look back at the Braemar real estate market, specifically with regard to sales of Braemar Courtyard homes.  Braemar Courtyard homes are characterized by their near zero lot line lots and five homes clustered around a private courtyard driveway.  The models of Courtyard homes include the Arlington, Ballston & Clarendon.

There were two sales of Braemar Courtyard homes during the months of November and December.  The high sales price of $339,900 belongs to a Ballston model with four bedrooms and three and a half bathrooms.  The low sales price of $322,000 belongs to a Arlington model with three bedrooms and three and a half bathrooms.    The average of their two sales prices gives us a new average market value of $330,950 for Braemar Courtyard homes.  Since there were no Braemar Courtyard home sales to report in September and October, we have no comparison to the last report.  However, this average market value is nearly 3% lower since the same reporting period last year.

If you placed your Braemar Courtyard home on the market, priced to current market conditions, this report indicates you could have your home under contract in about a month and a half.  You could also expect a buyer to ask for an average of just over 1.5% of the sales price in closing cost help.

Pretty stable prices over the course of one, I'd say.  I remember the days of the 30% loss of value year over year.

Anne:  I seem to recall seeing one of those year to year comparisons at a 33% loss in Braemar.  Stability is a very welcome thing.
