Price Trumps All!  Even Flooded Homes

 

I have a pretty good listing presentation and use it most of the time.  However, sometimes that is not the best approach.

 

I sometimes boil down my plan to sell a home into 3 requirements:

 

  1. Marketing
  2. Condition
  3. Price

 

I briefly explain my marketing plan to the sellers.  And in reality, as long as you are doing what most of us do, your marketing plan is sufficient.

 

I usually get to tell them that the condition of their home is great! (I sell a lot of 55+ retirement homes and by and large sellers keep them very nice.)

 

So now it comes down to price.  At this point, I usually tell sellers that the list is correct, but in the wrong order!  It should be:

 

  1. Price
  2. Condition
  3. Marketing

  

Or if I am really BOLD:

 

  1. Price
  2. Price
  3. Price

 

That is right!  The old real estate mantra of location, location, location has been replaced with  Price, Price, Price!

 

Because, when it comes down to it, if it is in the Multiple List, and priced right, nothing else matters!

 

Case in point:

 

I get a call from another agent.  She is showing my retirement home in a 55+ community.  She claims the house stinks of sewage and 1/3 house is flooded (floors, carpet, cabinets, etc.)

Did I lose the sale?  No!

Fortunately, her buyer was a plumber.  There was a known problem with the building of the homes in that community.  And it was a fairly easy fix to re-plumb the house through the attic.

  

The buyer made an offer.   My absentee sellers, knowing they had a mess on their hands, agreed, and it closed a few weeks later.

 

Point of case: Price Trumps All!

Yes, I agree.  Price will trump condition, location and a lot of other things.  One of the brokers I work with sold a home with a Koch refinery BIG pipeline running through a 1/3 acre lot for decent money the other day.  It closed TODAY.   The buyers didn't even blink.

Yep Bob you nailed this one. Price always is the king of kings. In fact price cost me 2 yes 2 listings today when the owners of both realized the homes were not going to bring them what they thought they should. I'm bummed but I was honest.

Yes, for the right price... Just a few years ago we purchased a 3 bedroom home for $8,000 - because when the garage burned down it took a bedroom wall with it. For someone (like my husband) who knew how to make the repairs, it was a fantastic bargain - and the seller was glad to have it off his hands.

John, I average only ~50% of listings taken due to price.  But I don't want them if they won't sell.
