The "I'm Sending Over An Offer" Call

I get them all the time now. "I am going to write on your listing and send it over". OK - great I say. Please feel free to call me at any time, with any questions. Here is my fax and my email, and again, I am always available for any questions.

And that is the last I ever hear of it. Is there some point to this? Are they testing their cell phone signal at my expense? Do they think I will get all excited, then do an emotional crash and burn when they fade away, and then get my client to lower the price? Or are they just practicing their agent-to-agent communication skills?

I don't know about the rest of you, but my feeling is - if you have an offer - send it on over. I will present it to my client immediately, that I can promise you. But don't call me just because you "think" you might write on it.

Is anybody else running into this lately?

A little common courtesy goes a long way.  The next time one of those agents calls, you'll be extra cautious.  If they'd let you know that plans changed you certainly would have a better opinion of them in the future.

hehehe i run into this quite frequently. most of the time, it's an agent trying to see how low my client will go. i simply tell them to write it up and send it with the check and i'll present it...

Kevin,  I know when I have a offer in hand is when I make the call.  To many people have "Good Intentions" and never get around to writing a offer.

Kevin- Over the past week I have had multiple calls from agents who are going to be sending an offer across. Then nothing.... no fax, no call, no email. I have left inquiries about the listing and have asked for feedback but not a single agent has returned my call. This is a very annoying trend in our market.

I wonder what happened to the professionalism that we were all supposed to have?

Amen. I think we have all heard that line before. When it is in the fax machine or on my desk then I tell my clients we have an offer. I made the mistake many many years ago telling my clients we have a offer coming in and it was one of these self inflated ego agents calling with "An offer". It's too bad that people do this as it really undermines their credibility. Now if that agent ever calls ago I will be thinking "Sure you do".

Save the lines for Broadway and bring on the actual offers! Call as you finish the offer and are faxing it over or driving it over to the office.....

I like to know that it was at least close to getting an offer.  Good feedback.  Usually an offer does come in after these calls, but not from the agent who called.  It gives the seller a heads up and the idea that one will eventually be coming...from someone.

Since there have been so many posts on this one, I thought I would give an update.

Agent calls me Thursday - client loves the house - ready to write.

Calls Friday - Ready to write - meeting with client to write.

Saturday - Offer is written  - Question about the house - so I drive over to the house Sunday morning to verify the info.

Sunday - Call her back - resolve the question - she says "offer is written - I will send over first thing in the morning"

Monday @1:35 PM EST - NOTHING. No phone call. Her cell phone goes straight to VM. No answer at any of her other numbers.

Whatever- I'll sell it anyway - it just blows my mind.

I had two of those calls this weekend on one of my listings and nada zip nothing.  I've left messages for the agents and no return calls.  Folks if your clients changed their minds fine but at least call and tell us.  We aren't going explode but professionalism should prevail.

Funny thing is I will always contact the la to findout if the property has offers and then I will let them know my client has an interest. I never say I have an offer unless the offer is on the way. I am too superstitous.

So maybe I am the "inexperienced" agent here, but I do call other agents to let them know I'll be sending an offer.  I tell them when I meeting with my clients, etc.  The reason I do this is because of past EXPERIENCES where a house goes pending days, and even hours before I submit my offer.  I feel to represent my client to the best of my abilities this is something to do.  Of course, I call the agent and let them know the status if the offer wasn't written- because of cold feet or whatever.  Bottom line- I work for my client.

I would also agree that buyer's agents have good intentions.  Might not be a bad idea to follow-up and see what's happening, instead of letting yourself stew.

I don't tell a listing agent about an offer until it is in hand. The same with my Sellers. No use getting everyone excited until I see a quality offer.

That same type of stuff is going on here, I understand. It appears that some agents get a tad too excited when they hear the word "offer" in the prospects' otherwise casual conversation. They might be starving for a deal and misinterpret intentions.

I tend to write the contract, call the other agent to se hwere they want it sent and then fax it over.  However sometimes when an agent calls for feedback I may tell them that the client is thinking about writing an offer.  Thinking about it being the key words...  Sometimes they do and sometimes they don't...

Sure, I get those calls too. It is ridiculous.

Perhaps it is a lack of communication between the agent and prospect.

Unfortunately, we have a few people who like to "Cry Wolf".

Maybe it is their fear of losing out and they rush to judgement of the situation.

No matter what, if they call to say they are writing they owe you a call to say they are sorry when they don't.

Just common courtesy.
