Thank you all for your kind words. Oh and Yes... We are a Direct Lender and do shelve some loans. We just came out with a VA IRRRL Streamline Refinance with NO APPRAISAL. No matter how underwater they are... I can still refinance them at current rates. This is only available on VA Home Loans.
