http://www.missionvalleycondos.infoBuilt from 1995 to 1997, Mission Gate is a gated community of 98 units in zip code 92018 in the central section of Mission Valley. Bedroom/bathroom floor plans include 2/3 and 3/3, and range in size from 1,230 to 1,646 square feet. These are some of the larger units in this area of Mission Valley.

Amenities include swimming pool, spa,
in-unit laundry, and individual garages. HOA fees are about $205 per month and include common area maintenance, exterior building and roof maintenance, landscaping, sewer, trash pickup, and limited insurance.

http://www.missionvalleycondos.infoMission Gate is easily accessible to Qualcomm Stadium, the University of San Diego, San Diego State University, Fashion Valley Mall, several San Diego Trolley stations, SeaWorld, Mission Bay, Old Town, and downtown San Diego.

Walkers, joggers, and bikers will enjoy the concrete paths along the San Diego River from Qualcomm Stadium on the east end of Mission Valley all the way to Mission Bay, Ocean Beach, and Mission Beach on the west end, a distance of about seven miles.

Mission Gate is very popular and very stable, so there aren't too many units that come on the market. Although many listing agents still tend to overprice these, they still don't stay on the market long.

Mission Gate is managed by PCM. Contact them at 760-918-8040.

A check with the FHA indicates that Mission Gate is not FHA approved. It is HUD accepted for VA approval.

Looks like homes are holding decent value these down in MV.   I'm sure they had their hay day though.

Not FHA approved is a real down for condo/townhomes in our area but hopefully not as important there.  Great post and beautiful photos!

Yolanda — Eric’s left ActiveRain but he still works for Russel. He’s setting up a WordPress web site right now. Once he does that, he’ll be migrating the Russel Ray Photos WordPress blog over to the web site and then he’s going to start on a new real estate web site for me.

Connie – What’s interesting is that even those communities that are eligible don’t apply for approval. Seems like the HOA would be proactive.
