Why should I use a realtor when buying a home in Monterey County?

 

You want to buy a home?  want to sell one?  In Monterey County, and everywhere else in this world, it is important to have a licensed professional on your side.  Let me tell you a little story about my clients.

My clients bought a lovely little investment property in Monterey, California.  It is a home that was built in 1920 and the previous owner had remodeled it from the inside out.  It is beautiful, and very well appointed.  They hired me to sell it for them.

I ordered and obtained the necessary reports so that we could sell it and have all of the necessary documentation in place.  

First report: City report..found no permits on roof, new garage or a deck that is in the back.  No problem, just pay for the reports and all is good...cost: $2,000.  In our County there has been a water shortage and all properties need to be inspected by Water Management before they can transfer.  Low flow toilets, shower heads need to be installed.  I made sure all of the toilets and shower heads were in compliance, set up the appointment, guess what?...one of the bathrooms had no permit.  Luckily, the water credits were there and they didn't have to tear out one of the bathrooms, but, it cost them $1,600 for the permit.

They had purchased the property directly from the previous owner (who are friends), they did it themselves without realtors involved.  I don't know how they were able to transfer ownership without these reports, but it did and cost them $3,600..also, a termite inspection showed that there is $6,000 worth of termite work necessary.  

In essence, it will cost them $9.600 to get this property in a condition that will command top dollar from a buyer. If they had used a professional, the permit status would have been found before they purchased it, and it would have been recommended to do a termite inspection.

 

Moral of the story: use a professional realtor when buying or selling a home in Monterey County.  It will save you time, money and alot of heartache down the road.  Our job is to take care of you and make sure your purchase is done in the best way possible.

This seems to be the most common story when people buy a house from someone they know.  Somehow, because they know the person, it makes inspections and other precautionary measures fly right out the window.
