The final MLS Stats for 2011 in the Denver Metro area confirmed what most brokers are feeling in the Mile High City these days.  Though not perfect, the real estate market has come a long way back and is now what might almost be considered a "normal market.

Here are a few numbers to let soak in,

Residential Highlights

4.5% Increase in closed sales year over year with a 2.1% overall increase versus 2010

 
35.8% Decrease in Absorption Rate (4 months)

 
36.5% Decrease in active listings (8,854) .4% Increase in average sold price ($275,610)

 
Condo/Townhome Highlights 3.8% Increase in closed sales year over year with a 1.1% overall decrease versus 2010


50.4% Decrease in inventory (2,139)


1% Increase in average sold price ($160,723)

There is a lot of optimism on the east coast this year as well.  2010 was pretty slow in our highter priced markets.
