Susan Ryan, a Seattle area Realtor, recently wrote about new developments bait & switch routine in the Seattle P-I Newspaper's Real Estate blog.

And, I've been noticing this a lot lately as I work with presale buyers & investors.   Most of the new developments haven't been placing listings in the MLS.  Usually, the developments only post a few listings into the MLS thus requiring agents & consumers to contact the onsite sales agents for available units and pricing info.  Of course, developers always have a couple of low priced units so they can advertise their pricing starts at some low number, though in reality, the vast majority are priced well above.

I guess your builders in Washington go to the same school as ours in Colorado.  It irritates me as well.  They have HUGE signs advertising the price, when you go in there's nothing for sale even close to the price.

Worst yet some builders advertise a price that doesn't fit any property in the complex.  They put "lot premiums" on various lots based on whatever complex scheme they concocted that month.

It is a very poor business practice indeed.

I have noticed this bait and switch tactic many times and it is rather frustrating for the buyer as much as it can be for me! Often times, I also find that they site agents are very reluctant to offer the information about their actual inventory if they are aware that you are an agent.

I know that it is totally inethical for them to do this, but for whatever reason they continue.

 

The loss leaders are a part of life. Even in property management this is common practice.

The magic of the words "Starting At" can be significant. This is why I always discuss this during the first time homebuyer classes that I teach. I also speak out against the bait and switch and the use of a site agent unless this is exactly what they wish to do. It appears to me that the first time buyer has no idea about these items and until there is better information out there, they need to beware.
