It's good to get the sellers looking at their home objectively, of course they will be more positive in their outlook on the place they call home, but if they can be honest with themselves it will get them thinking in advance on what changes they should make before putting their home on the market.

Duane, being in the industry, when I put my first house on the market to sale, I went through a lot of these frustration. My Realtor was unprepared and did not have it together.

Duane, You are right...you must be organized before you go to the listing presentation.  I haven't used the program you recommended yet. I will have to check into it.  But I have my easy organized way of my own listing presentation and I get 80 to 90% of all listings I go after.  Thanks for sharing.
