What to Expect When You List Your Lake Charles Home for Sale?

When listing your Lake Charles Home for Sale,  as your Lake Charles Realtor of choice, together we will  sit down  and discuss pricing, the market, and getting your home ready to go on the market. I will make a checklist of what needs to be done prior to putting your home on the market. This is important to make sure your home makes the best impression and achieves top dollar. Buyers look at homes very different than how homeowners do. We need to make sure the buyer is able to view the home as “their own home” turn-key ready to move into.

 

During our meeting I will also give you an overview of my Century 21 Realtor services and my customized comprehensive marketing plan of your home. You will have the opportunity to review my presentation, and be able to ask me questions. The goal of our meeting is to provide you with enough information to make an informed decision regarding the pricing of your home, understanding the market, knowing what your responsibilities are as a Seller, as well as feeling comfortable with your expectations of me as your Realtor.

 

Together we will go over  some paperwork that you need to complete including property disclosures.   I will collect general information take measurements of the rooms and notes of  features and improvements that you have made.  This visit should take about 1 hour. I take a lot of photographs to utilize in my marketing!

 

Once  your Lake Charles Home is listed for sale, it takes every bit of 30 days for the marketing effort to be recognized and buyers to begin to show interest.  As your Lake Charles Realtor , it is my job to give the Lake Charles Home for Sale as much exposure as possible an market it to sell quickly and with the best value for the Seller.

 

After the sign goes into place  and your home is entered in the MLS as a new listing, the Century 21 Mike D Bono & Co. office will also include your Lake Charles Home in the next edition of the HomeFinders Guide, prepare a Lake Charles American Press ad for the Real Estate Section and submit the listing to Cablemart to produce on the Real Estate Channel. During the time your home is listed, you will also be advised of all showing activity via email or telephone.  Feedback is important to help with smart decisions moving forward to sell your home.

 

I will also provide my Lake Charles Home Sellers with the added benefit of syndicating the listing to other real estate sites and utilize independent website promotion.  In addition your listing is posted to social media sites and featured on my personal website  along with a Blog announcing your listing.  These are all systems I have in place to market to potential Lake Charles Buyers who will begin their property search online.

I don't think most people really understand just how much you do as a listing agent to prepare the home, the marketing and the presentation of a new listing.  You have a very complete marketing plan that should be consistently successful.
