When people consider relocating to Northern Virginia they often ask what type of home they can purchase in different price ranges.  Other people who ask about this include current D.C. and Northern Virginia residents who have not been in the housing market for a while and potential investors from other parts of the country.

Homes are available in all price ranges throughout Northern Virginia.  Single family homes in most of the region start around the mid-$400Ks.  

 

The average sales price of single family homes sold in Alexandria and Arlington in the month of October 2007 was $755,372.  Forty percent of detached homes in Alexandria and Arlington are priced above the $800,000 price mark.  However, the $800,000 to $900,000 range represents only 8.5% of all single family homes available.

 

In Fairfax County, there are currently 210 single family homes available in the $800,000 to $900,000 price range representing just 5.6% of available properties.  The average sales price for the past month was just over $720,000.  Overall 30% of detached homes in Fairfax County are above $800,000.

ALEXANDRIA 

 

 

$899,000 Alexandria Virginia Home

 

This home is located 1 block from Alexandria Hospital in a quiet cul de sac in the Kings Hundred area near Seminary Road.  With hardwood floors on 2 levels, a new kitchen with 2 convection ovens and 2 private offices, this 4 bedroom 2.5 bathroom home on a 1/4 acre lot affords banquet sized rooms and should please the most discriminating Alexandria homebuyers. 

 

 

 

 

$865,000 Alexandria Virginia Home

 

On over a 1/2 acre, this 3 bedroom 2 bathroom Alexandria home overlooks the sweeping grounds of the Virginia Theological SeminaryThe kitchen features brand new stainless steel appliances and granite counters.  A large deck makes entertaining wonderful during the warmer months.  Built in 1952, this home also features a fully finished lower level and is within 5 minutes of the King Street metro station and Old Town Alexandria.

What more could you want?  One mile from the Clarendon metro stop, this 4 bedroom 3.5 bathroom Lyon Park home has a private rear garden, 2 car garage and a spectacularly renovated kitchen.  The traditionally styled home was built in 1983 and it's priced at just under $875,000

 

 

 

 

FAIRFAX COUNTY

Further out from D.C., in the Fairfax County suburbs, $800,000 to $900,000 will buy you a lot of house (and maybe even some land to go with it).  Here are some options in this price range.

 

$899,900 Fairfax Station home

 

On more than 3 acres, this Fairfax Station colonial has a lot of space -- almost 4,500 square feet.  With a formal living room, library, and huge master suite with a private balcony, this home built in 1985 is a must see if you are looking in this price range and area.  It also features a large deck, wonderful landscaping and a side-load 2 car garage.  It's priced below the 2007 tax assessment.

 

 

 

 

$875,000 Herndon Home

 

Over 4,000 square feet of living space is available in this 1996 home in Herndon which is within the excellent Langley High school district.  The colonial home in Stoney Creek Woods features a lower level bar with 2 European wine caves and over $60,000 of upgrades within the last 2 years. Very nice.  I didn't realize that some homes in Herndon are in the Langley/Cooper/Forestville schools. I Learn something every day. 

Back in the good old days when I sold a lot of Fairfax real estate, that was the most requested school cluster in Fairfax.

NATHAN:  Thanks for your comments.  I've seen some of the posts of homes in Texas and understand the pricing of your homes there.  There is certainly a price premium for proximity to Washington D.C.   The farthest reaches of Alexandria are no more than a 20 minute drive (w/o traffic) to downtown D.C.  Fairfax County is a bit further out.
