Ever Get to closing only to find out you have no funds or no doc's

Have you ever gotten to closing only to find out it would be another few hours or a day before funds or documents have arrived at the title company.  It can be frustrating, worse yet, it delays you being paid for your services as well.

At Oak Star Bank we have a closing guarantee that guarantee's the funds and closing documents to be at the title company 24 hours prior to closing, which is how it should be. This ensures time for a review by all parties involved of the settlement statement and makes for a smooth closing with no delays.

We guarantee this and we also guarantee our closing costs, many times clients come to closing with a surprise to them that their are more closing costs than were disclosed to them.  We have a conventional loan closing guarantee on closing costs that they will be at or below the Good Faith Estimate provided to the buyer or the bank will pay those.

Should you have any questions please contact me about our services, or see our website.

No Bait and Switches at my company! What you see on the GFE is what you get! If there is a difference that was from our neglect, I take care of the fees. Plain and simple. And yes, last minute issues certainly arise. Underwriters throw in a few last conditions that must be satisfied or the funder needs something. The key is keeping clear lines of communication open and going to bat for your clients each and every time!

I have had closings where the lender delivered the docs to the wrong title company.
