Staging your home in Palm Beach County doesn’t have to break the bank!   On many occasions I’ve staged homes that were not occupied but still had all of the furniture and accessories of the owner.

boxesAnd sometimes the owner, thinking they were being helpful and offering me a clean slate would pack up and cart away almost everything in the home except all but the basic pieces of furniture.  

STOP!!!  Don’t Touch a Thing Until You Talk to Your Stager!


Unless we’re staging a totally vacant property,  Stagers love to resource/shop using the owner’s own furnishings.

Oh so true!  Great post, Kathy. I, too, have had the same thing happen. However, recently I had an agent call who knew that the homeowner, who had some incredible pieces, should wait until after the consultation. She was one smart cookie.

Less is more so all you need is a few items. Some clients have no imagination and need a few furniture pieces to see how to place the furniture. But less is more to make the place look spacious

Great post.  Many times sellers have wonderful items already, and they don't need to buy anything extra for staging.  Who would not like to save money?

I visited a home yesterday with a very unfortunate situation.  The young man's mother had committed suicide in her bedroom, so he took everything out, thinking that the furniture would make people wonder how and where she did it.  He wanted to leave all the bedrooms empty (there is a little bit to work with in the living areas).  We (the realtor and I) encouraged him that bringing in furniture would be more helpful than hurtful.  As we were leaving, we noticed a few great pieces tucked away in the dusty garage that will save him money and give us a great look.

Thus far, I haven't had a listing that used a Stager. In the price range I work, most don't want to spend any extra money.

I love that you state that you try to use what the seller already has. I find that editing of what is already there works pretty well too. Most folks, including me, have more clutter than they realize.

I always tell sellers to get everything out that they don't need to use daily. It's a start.

I work with a lot of people who are transferring in and out of our area at the expense of their employers, who will only move their belongings one time and pick them up from one place (no extra storage facilities, etc.).  What do you say to a client who only has two options - sell it with furniture, warts, clutter and all, or with nothing and little or no money for paying a stager?  Would love your views.

I love the concept behind redesign or repurposing and reusing what the homeowner already has and using their pieces in different areas of the home.  I have had clients go overboard in removing far too many items and now the agents advise their clients to hold off until after the consultation for advice on what should stay and what should go.

My wish too. Home sellers are often surprised by what I use. 

Occupied homes are the best to stage.  Love the challenge of using only what they already have.

My other wish?  That they would contact a home stager before they paint each room boring "builders beige".

It's good for a consumer to know that a lot of what they already have can be incorporated in with the staging, it seems less intimidating and more affordable then too!

Congrats on another great feature.  It's so such a relief when you find unusual items that can be used to draw a buyer's eye to great features of the seller's home.  Finding these accents within the sellers home is like winning the treasure hunt and it's a win-win when sellers don't clear out these treasures prior to the home stager's arrival.
