This is the January 2012 Market Report for Fort Collins CO:

December Property sales were 176, down 4.9% from 185 in December of 2010 and 8.0% higher than the 163 sales last month. December 2011 sales were at a mid level compared to December of 2010 and 2009. December year-to-date sales of 2,495 are running 2.8% behind last year's year-to-date sales of 2,567.

The Median Sales Price in December for Fort Collins CO was $215,750, down 1.9% from $220,000 in December of 2010 and down 2.1% from $220,290 last month. The Average Sales Price in December was $254,119, up 0.4% from $253,003 in December of 2010 and down 4.9% from $267,163 last month. The December 2011 Average Sales Price was at the highest level compared to December of 2010 and 2009.

The Total Inventory of Properties available for sale as of December was 767, up 0.5% from 763 last month and down 15.0% from 902 in December of last year. The December 2011 Inventory was at its lowest level compared with December of 2010 and 2009. The Average Days On Market for December was 83, up 10.7% from 75 days last month and down 7.8% from 90 days in December of last year. The December 2011 Average Days On Market was at its lowest level compared with December of 2010 and 2009.

Market conditions for Fort Collins CO continue to be essentially unchanged from the prevailing trend of relatively slow sales due to both overall market conditions and seasonal effects common for this time ofyear. While there is no definite improvement in the market, neither are things deteriorating. We'll probably continue in this fashion waiting for a definite improvement in the regional and national economies.
