Highland Lakes Madison Alabama is another upscale community such as the Village of Providence, but with a somewhat different community feel. Highland Lakes doesn't surround a growing business community and is strictly residential and the home styles while a mix don't have the same traditional feel.
The graphs below show that while sales may not be as strong as in lower price ranges, homes are selling in the upper price bracket's above the $200,000 threshold and at a traditionally slower time of the year. The Northern Alabama real estate market has for the most part always been consistent and it took a couple of years after the rest of the nation was feeling the crunch of the housing bubble burst to catch up with us. Madison Alabama, Huntsville and surrounding areas also felt the bubble burst to a lesser degree. That's not to say we weren't affected by the down turn as we have seen short sales, foreclosures, and lowered housing costs, even extended Days on the Market, but we are rebounding quicker and most agents I speak with are busy.
I believe much of the reason for our busy market is directly related to the space program and military. NASA which presently resides at the Marshall Space Flight Center and Redstone Arsenal attracts one of the largest populations of engineers and supporting high tech companies in the nation. It's often said that 80% of Madison Alabama's residents are from somewhere else, that's also true to a lesser extent of Huntsville Alabama. Another reason for our stronger local economy is the traditionally lower housing cost and extremely attractive low real estate taxes.
