Sell your home! Five tips to help you sell quickly for the highest valuation.

As we all know,the home sales have hit a record low even though this is a home buyers market and this will be the best time ever to buy a home since there are more supply than demand. However,some motivated home sellers have become savvy in doing whatever they can to sell their home. I would like to share with you what someone shared with me. Here are five tips to get your home sold quickly for the highest valuation:

- Prelist Home Inspections. These inspections allow home sellers to identify and repair problems rather than lose money during the sale. Statistics show that for every $1 of identified repairs, the home buyer would ask for double that in a price reduction. Paying $5,000 to repair a roof is far more enticing than losing $10,000 in the sale.

- Neighborhood Environmental Reports. These reports provide important information on known and potential contamination that may exist on or in the vicinity of a property. The seller could use this information to ensure buyers that the home is in an environmentally safe neighborhood.

- An overview of the neighborhood's assets. A list of the neighborhood's assets can help sellers market the area's positive attributes along with those of the home. Nearby schools, parks, community pools or other features can add value for a home buyer.

- Minor interior cosmetic enhancements. Upgrading or enhancing elements in a home gives potential home buyers the feeling that they can move in and feel comfortable in the home right away. Besides making kitchen and bathroom upgrades and cleaning floors and windows, the entry way should be well lit, clean and uncluttered, as it's the first room a potential home buyer evaluates.

- Minor exterior cosmetic enhances, curb appeal. Establish the right first impression by making a home's exterior more appealing. Make certain the lawn is green and mowed. Evaluate any stone walkways to be certain they're even. Plant flowers to add color and vibrancy.

great tips, but most sellers' agents NEVER recommend them.  I wonder why.  Instead, they blame the buyer when they uncover some of these issues!  I really don't get it.

Lanre - Sound advice; fixing things ahead of time could save money later.   Getting reports to show that the area is enviromentally safe is also very important, these days people are very concern about this issue.

How do you do with the pre-list inspections? Do you get a discount from your inspector? As a listing agent I have thought about this several times however convincing clients to spend 300 bucks on this is hard for me as I would think as a buyers agent I would still have to advise my clients to get a home inspection.....

I have a hard time seeing the value in this but I keep hearing about this subject.....but again have heard a lot of this but still have not ran into an agent that does this...

These are great tips! I am going to share these ideas. In a traditional sale it is easy to make these suggestions but it is a little more difficult if it is a short sale. In fact, it is hard to get them to clean up. Any ideas?

Great tips, I will incorporate them into my listing presentation and see if this help my sellers be willing to put out the money upfront to get that inspection.  It is a good idea and it is a help with protecting us agents with disclosures about the property

#4, #5 and some things in #1 are covered by many professional home stagers - they will know what  upgrades pay off, what enhancements need to be done, current color trends, highlighting architectural details, etc.  My staging company thoroughly goes thru the entire inside and outside of the home - and makes a note of any leaking faucets, water stains, smells, etc.

A pre-inspection is a great idea.

Perrin - I think a lot of people over neighborhood amenties. If you live in a very nice neighborhood,you should let buyers know about it.

Kathleen-You'll be surprised how some sellers dont want know pre-inspection before putting the property on the market. Again,if they identify the problems in their house and fix it before they put it on the market,their property will probably sell quicker.Thanks.

Rosemary -I am going to incorporate it into my new listing presentation as well. I think if sellers get a pre-inspection,it will help them sell their home fast and for even top dollars. Great post.

Todd- I don't know why sellers wouldn't want to do something that will help them sell their house for top dollars. Me and you know of course that a small investment into making their home more salable could even yield more dollars than the asking price when they sell it.

The prelist inspection is really important for the reasons you state, especially in today's tough market. But many sellers prefer to hide problems in the hope of getting away with it and they usually don't. Good points.

Great post Lanre - Thanks for the comment on mine.  The Vegas market is definitely interesting.  The Foreclosure trend/mortgage meltdown/oversupply has affected the Vegas market almost across the board.  the are that I've notice is affected the least is the high-end market.  Most of the BPOs I'm doing are for short sales or foreclosures.  On the high-end, I've done a number of BPOs on custom homes that are nearing completion of construction.  I'd be glad to share info with you anytime!

Esko - They might as well disclose any latent defects or problems of their house upfront instead of trying to hide it only to be discovered later and can possibly lead to a lawsuit if the problem is bad. Thanks for commenting.

Great tips, Lanre.  One of my clients did have their home preinspected before putting it on the market and it did help quite a bit.  It was a great selling point in that the home had a home inspection already.
